The manuscript is regarding half an inheritance for one Diego Fernandez, with the authorization of notary Juan Garcia. Additionally bound is a 16th century lawsuit between one Diego de Avila and another party.
This manuscript is written in an elaborate script of the early 16th century, with a few elaborate signatures throughout. Later notation has been added to the front cover.

This manuscript is in good shape, with some wear to the front cover. The ink on at least 3 leaves has smudged and bled. There is some foxing and staining throughout.
